Evaluarea și dezvoltarea bunurilor imobile locative în mediul rural

Abstract

Prezenta lucrare îmbină cunoștințele teoretice cu cele practice ce țin de evaluarea bunurilor imobile locative și anume a celor discipline ce se află în strânsă legătură cu tema analizată. Scopul lucrării: acestei lucrări este explorarea metodelor și principiilor de evaluare a proprietăților imobiliare din mediul rural, și tot odată determinarea valorii de piață a bunului imobil locativ, amplasat în satul Țarigrad, r-nul Drochia. Pentru atingerea acestui scop, s-au propus și s-au realizat următoarele obiective: 1. Analiza statistică a pieței imobilelor locative; 2. Analiza stării arhitecturale a bunurilor imobile locative din trecut și în prezent; 3. Identificarea și descrierea obiectului evaluării; 4. Estimarea valorii obictului evaluării prin toate cele trei metode de bază; 5. Reconcilierea rezultatelor finale.

This thesis combines theoretical knowledge with practical aspects related to the evaluation of residential real estate, specifically those disciplines closely related to the analyzed topic. The porpouse of the work: The aim of this work is to explore the methods and principles of evaluating real estate properties in rural areas, and simultaneously determine the market value of the real estate located in the village of Țarigrad, Drochia district. To achieve this goal, the following objectives were proposed and accomplished: 1. Statistical analysis of the residential real estate market; 2. Analysis of the architectural condition of residential real estate from the past and present; 3. Identification and description of the evaluation object; 4. Estimation of the value of the evaluation object through all three basic methods; 5. Reconciliation of the final results.
