Analiza pieței imobilelor tip rezidențiale pe regiuni de dezvoltare, evaluarea unui apartament în mun. Bălți

Abstract

În această lucrare, am ales să abordez tema "Analiza pieței imobilelor rezidențiale în regiunile de dezvoltare și evaluarea unui apartament în municipiul Bălți". Actualitatea acestei lucrări de licență este justificată de relevanța crucială a bunurilor imobile locative, care reprezintă o necesitate vitală pentru oameni, precum și creșterea interesului pentru stabilirea factorilor care determină valoarea acestora.

Lucrarea a fost efectuată în baza ghidului privind elaborarea proiectelor de licență,au fost studiate toate materialele elaborate de către UTM lucrarea a fost structurată în trei capitole. Primul capitol ,,Aspectele generale ale pieței imobiliare rezidențiale din R. Moldova’’ este destinat analizei generale a bunului imobil locativ, a clasificării acestuia. În cadrul capitolului doi, cu denumirea ,,Analiza pieței imobilelor rezidențiale pe regiuni de dezvoltare. Metode de evaluare a bunurilor imobile rezidențiale’’se realizează analiza pieții și clasificarea factorilor de influență asupra valorii bunului imobil locativ.

Capitolul trei, care mai este numit și capitolul practic ,,Raport de evaluare a bunului imobil cu destinație locativă amplasat în mun.Bălți’’ Acest capitol, denumit și capitolul practic sau de aplicare, are ca scop aplicarea și sintetizarea cunoștințelor dobândite în timpul studiilor și analizei efectuate în primele două capitole, în vederea elaborării unui raport de evaluare complex. Obiectul evaluării este stabilit individual în funcție de tema lucrării de licență, iar în cazul de față, acesta constă în evaluarea unui apartament situat în municipiul Bălți. Proiectul de licență respectă structura și cerințele prestabilite pentru această tipologie de lucrare, incluzând introducerea, cele trei capitole, precum și 25 de figuri, 20 de tabele, 32 surse bibliografice și 11 anexe.

In this paper, I have chosen to address the topic of "Analysis of the residential real estate market in development regions and the evaluation of an apartment in the municipality of Bălți".

The relevance of this bachelor thesis is justified by the crucial importance of residential real estate, which represents a vital necessity for people, as well as the growing interest in determining the factors that determine their value. The thesis was carried out based on the guidelines for preparing bachelor projects, and all materials developed by UTM were studied.

The bachelor's thesis on the topic "Analysis of the residential real estate market in development regions, evaluation of an apartment in Bălți" is structured into three chapters. The first chapter, "General aspects of the residential real estate market in the Republic of Moldova," is dedicated to a general analysis of residential real estate, including its classification.

Chapter two, entitled "Analysis of the Residential Real Estate Market by Development Regions. Methods for Evaluating Residential Real Estate" involves analyzing the market and classifying the factors that influence the value of residential real estate.

Chapter three, also known as the practical or application chapter, is titled "Report on the Evaluation of a Residential Real Estate Property Located in the City of Bălți." This chapter aims to apply and synthesize the knowledge acquired during the studies and analysis conducted in the first two chapters, in order to develop a comprehensive evaluation report. The evaluation subject is determined individually depending on the topic of the thesis, and in this case, it consists of evaluating an apartment located in the city of Bălți. The bachelor's thesis project follows the structure and requirements established for this type of work, including the introduction, the three chapters, as well as 25 figures, 20 tables, 32 bibliographical sources and 11 appendices.
